Construction Of Bronxville Parking Garage To Begin At Kensington Road Site

EASTCHESTER, N.Y. – With principal construction at the Kensington Road condominium site in Bronxville rapidly approaching, crews continue to prepare the site for the project’s parking garage.

With a small amount of rock, soil and sediment remaining near the adjacent Metro-North railroad line, construction on the location’s 300-space parking garage is expected to kick off by the end of the month on the structure.

The parking garage will feature 200 spaces exclusively for village use, replacing the former parking structure that was demolished at the location last year. The final 100 spaces will be used for the residents that move into the condominiums.

For nearly a decade, developers have been diligent in their efforts to repurpose the location, with two plans for the condos having been twice aborted before the Gateway Development Group and Fareri Associates teamed to tackle the project, which has been in the works since 2007.

The project nearly got off the ground five years ago, before former developer WCI found itself heavily invested in a floundering Florida real estate market before filing for Chapter 11 bankruptcy before ground could even be broken in Bronxville.

Two years ago, officials with Fareri took over the project, using the same plans set forth by WCI, which had already been approved by the necessary town and village boards and committees.

Although village officials have stated they’re seeking “empty nesters” to fill the 50 one- and two-bedroom units, locals have expressed their concern at a series of public hearings that the development may place additional stress on the school district, which has seen a marked increase in enrollment in recent years.

As part of the agreement, utility lines on Kensington Road through Beechtree Lane are being buried by contracting crews. The property the condos will sit on will be landscaped by Fareri, and a drainage basin near a new parking garage will be installed.

Once completed, the location is set to generate more than $600,000 in yearly taxes on a parking structure that currently produces none. An additional $350,000 in taxes for the county, town and fire district also will be generated.
