Do Sellers Need a Warranty to Sell Their Home?

I always tell my clients that when they are selling their home they should make sure it stands out from the competition. I strongly recommend that every seller have a home warranty or home protection policy when selling their home. A home warranty can protect potential buyers from unexpected home repairs. In many cases, it can help sell a home more quickly. The warranty policy protects the home while it is for sale, and may help reduce a seller's after-sale liability.

Home warranties cover the repair or replacement of many major systems and appliances in a home during the period that the home is on the market. They can usually be transferred to the new homeowner after the sale. This gives buyers peace of mind as they no longer have to worry about the unexpected costs of system breakdowns that occur within the first year of home ownership.

Home sellers should ask their real estate agent if purchasing a home warranty is part of his or her marketing plan. Home buyers should ask if a home warranty is included at the closing. Please contact me for more information on the benefits of a home warranty.
