New Yorktown Homes Have Added Benefit Of Public Services

YORKTOWN, N.Y. -- New home construction can be hard to find in Westchester County. John Kincart of Houlihan Lawrence has five lots in Fox Den Estates in Yorktown ready for new construction though, and they come with public water, sewer and natural gas.

“That’s a very hard combination to find anywhere in this area,’’ Kincart said. “A lot of people, especially those moving from down county, are used to having these services. You're not going to need an oil-fired system with oil storage tanks. Having all three of those services available is a great selling point.”

The homes begin around $1.2 million, and most floor plans offer four bedrooms. A fifth bedroom can be included in some models. The lots range from 1-2 acres, with models offering two or three-car garages and ranging from 3,200 to more than 4,200 square feet, depending on the model.

The homes are in the Town of Yorktown, have a Cortlandt Manor PO and are located in the Yorktown Central School District. 

“People are always seeking new construction, and I think more so lately because the lower interest rates help,’’ Kincart said. “They have more buying power. It’s also nice because buyers can now afford various upgrades. These homes are nicely appointed with crown moldings and many custom features. If the buyer wishes, the builder can create a walkout basement with stone retaining walls. The nice thing about new construction is buyers have more options.”

Fox Den Estates is a 35-home subdivision built by Wallack Development Corporation of New York City. The project began in the early 2000s, and was intentionally stalled during the recession from 2008-2012. Building picked up last year, and the five remaining lots are now going to be built-out.

The builder, Marc Wallack, maintains a residence on the former 200-acre estate owned by a well-known author and botanist, Helen Morgenthau Fox.

Besides the gorgeous homes and properties, the location is convenient to shopping, restaurants and transportation. A Metro-North train station is close by for a New York City commute that takes less than an hour.

“The proximity to shopping and commuter roadways makes it a great location,’’ Kincart said. “It is very convenient to the Taconic State Parkway. Local and regional shopping is available in nearby Yorktown Heights, the Jefferson Valley Mall and the Cortlandt Town Center. It’s convenient to everything.”
